NOTE! The dates are from 26.12.26 to around 08.02.27. The apartment is 43 m² with a good sense of space, large windows, and a 3-meter ceiling height. The furnishing is Danish-inspired. It consists of: - Spacious living room with fireplace, 65" TV and large sofa - Kitchen-dining room with seating area and all necessary equipment - Bedroom with Jensen continental bed and blackout curtains - Bathroom with shower and heated floor - Entrance with storage space - The floor plan is practical and airy, well suited for a quiet couple (dog negotiable, not cat). - The bedroom is in dark green, wardrobe with large mirrors. What is included in the rent: The apartment is rented out fully furnished and ready to use. Included: - Internet (broadband) - TV with streaming services (Netflix, HBO/Max, TV2 Play, Disney+) - Basic amount of wood for the fireplace (2 sacks). - All kitchen equipment - Wardrobe and storage - Electricity is billed according to actual consumption. The tenant is responsible for their own electricity consumption, and I take meter readings at move-in and move-out. This ensures a fair solution since my own consumption is very low. About the local area and connections Rosenhoff is a safe and urban area with proximity to everything you need. Within 2–5 minutes walking: - Metro, tram, and bus - Kiwi, Rema 1000, Coop Mega, pharmacy, Vinmonopolet - SATS, Fresh fitness, cafes, restaurants, and service offerings - Torshovdalen, green areas, playground, and skate ramp It takes about 10 minutes to walk to Grünerløkka, and parking is available right outside for a fee/resident parking. - Tøyenbadet, the swimming pool. Standards and considerations The apartment is well maintained, has recently received a newly sanded wooden floor and new countertop. Therefore, I want tenants who are tidy and respectful. Rules: - No smoking indoors - No shoes indoors - Fireplace used according to instructions - No parties/noise - Furniture must not be moved - Damages must be reported immediately The neighbors are informed about the rental periods and can notify if something should happen. This gives both you and me extra security. - For reasons of hygiene and safety for the building, I can only rent to persons who do not come from housing with suspected or proven presence of bed bugs. The tenant confirms this when entering into the agreement - The apartment is not particularly suitable for small children (open fireplace, original wooden floor, furniture that does not withstand hard use). Therefore, the home is best suited for adult tenants - The tenant is financially responsible for damages or destruction to the property's furniture, wooden floors, fireplace, or technical equipment that occurs during the rental period and is not due to normal wear and tear. Repairs or replacements are covered by the tenant after documented cost. The home is suitable for: - Quiet, responsible adults - Commuters, interim assignments, healthcare personnel, or equivalent - Persons with good references - Those who want a quiet, comfortable, and central base in Oslo.
