Here's the home for you who love nature and the sea (4km to Landön), a village feel, and want to live in your own house. Perhaps you are a middle-aged couple looking for carefree living or a younger couple with a child wanting to try living in a villa in a village just outside of Kristianstad. There is an opportunity to buy out the house if you feel this is the place for you. If you buy out the house at market price within two years, half the rent can be deducted from the sales price. In this way, you can see if this is a place where you want to live before committing to buy the house. The plot is a full 1226m² and there is a large driveway with space for several cars. Large lawn, swing, and a large sand mound to play in. Brand new villa 2022, upper floor furnished 2024. The ground floor has a laundry room/utility entrance, large bedroom with wardrobes, kitchen with space for a dining table. From the kitchen, there is a bar counter towards the large living room. The upper floor has two smaller bedrooms, a family room, and a bathroom with a shower. The rent is cold rent, meaning you as a tenant must cover the cost of electricity for heating and household electricity, as well as waste disposal and water/sewage fee. This cost varies over the year but averages around 3000 SEK/month. The house is very well insulated, and heating and water are produced with the help of a Nibe F730 exhaust air heat pump, which is very efficient. The heating has been on since the house was in place in 2022. In the villa area where the house is, there are several families with small children. There is no bus line to Vanneberga, so one is dependent on cycling and driving. It takes about 20 minutes to Kristianstad, Åhus, and Bromölla if you drive. So, the location is optimal if, as a couple, you have work in different directions in some of the towns. There is a preschool in Nymö about 5 minutes' drive west of Vanneberga towards Fjälkinge, and there is both a preschool and a school for grades F-6 a 5-minute drive north of Vanneberga in Trolle Ljungby. There is currently no fence around the plot and no outdoor storage, so if you have small children, you can't let them out without supervision. If you have payment remarks or pets, I kindly but firmly say no to you as a tenant. I am renting it out because I have always seen the construction as a project to sell or rent out. (I live in Kristianstad myself) I am not in a hurry to do either, but it would be nice if the house is used.
