Since we live in a different location and do not have the opportunity to spend as much time as we would like in the house, we have decided to rent out our gem. Most of the house was renovated/purchased in 2021 and the bathroom was completely renovated in 2024. The house is rented out semi-furnished. It is important to us that we feel comfortable with our tenants, we reserve the right to refuse without having to explain why. We are looking for a person, couple or family who would like to treat our home as their own. 1.5-story villa of 100 + 50 sqm on a 1000sqm plot in quiet Lunde, near Kramfors and the High Coast. Almost all surfaces renovated in 2021 as well as new fridge & freezer, oven, stove, countertops, water heater, etc. Air heat pump installed, facade painted, parquet floors sanded- also during 2021. In August 2022, we built two wooden decks- one adjacent to the entrance with plenty of space for chairs and tables etc, the other on the lawn in the garden with space for a dining set. Fiber installed with fast internet. On the entrance floor, there is a hall with space for hanging, the stairs also lead to both the basement and the upper floor. Kitchen with space for a table if desired, some kitchen utensils are available such as crockery and pots. TV room that is unfurnished. Living room with stove, sofa, and dining table. Chairs for the dining table are not included. On the upper floor, there is an upper hallway with access to a newly renovated balcony (2021). A small bathroom with a toilet, shower, and sink as well as minimal furniture. The bathroom is about 190cm high with sloping ceilings. A living room/office with a workstation with an extra wide screen, etc. A smaller bedroom/guest room with a 140cm wide bed - which is exactly the width of the room. There is also a small chest of drawers and hooks on the wall in the room. Larger bedroom with 160cm double bed, new wall panel, and headboard. Large window where you can see down to the river and get a glimpse of the High Coast Bridge. From the bedroom, you can access a small wardrobe/mini walk-in closet as well as an alcove with a 90cm bed. The basement is of an older style where we have not fixed much. We will use one room for storage. There is a large laundry room with a washing machine, drying lines, and dehumidifier. Space for storage if needed. The plot consists of grass, wooden deck, apple tree, currant bush, lilac, and some other greenery. Here there are several opportunities to cultivate for those who want! Rental cost refers to cold rent. Electricity, water, internet, garbage, etc., are additional. For us, it is important that the tenant takes care of the property by shoveling snow/mowing the lawn. Maintains heat and dehumidifier in the basement to ensure that pipes do not freeze and generally ensures that the house is in a habitable condition.
