The apartment is 43 m² with a good sense of space, large windows and 3 meters ceiling height. The decor is Danish inspired. It consists of: - Spacious living room with fireplace, 65" TV, and large sofa - Kitchen-dining room with dining area and all necessary appliances - Bedroom with Jensen continental bed and blackout curtains - Bathroom with shower and underfloor heating - Entrance with storage space - The layout is practical and airy, well suited for a quiet couple (dog can be discussed, not cat). - The bedroom is in dark green, wardrobe with large mirrors. What is included in the rent: The apartment is rented fully furnished and ready to use. Included: - Internet (broadband) - TV with streaming services (Netflix, HBO/Max, TV2 Play, Disney+) - Basic amount of firewood for fireplace (2 bags). - All kitchen utensils - Wardrobe and storage - Electricity is billed according to actual consumption. The tenant is responsible for their own electricity consumption, and I take meter readings during move-in and move-out. This ensures a fair solution since my own consumption is very low. About the local area and connections Rosenhoff is a safe and urban area with proximity to everything you need. Within 2–5 minutes on foot: - Subway, tram and bus - Kiwi, Rema 1000, Coop Mega, pharmacy, Vinmonopolet - SATS, Fresh fitness, cafes, restaurants and services - Torshovdalen, green areas, playground and skate ramp It takes about 10 minutes to walk to Grünerløkka, and parking is available right outside for a fee/resident parking. - Tøyenbadet, the swimming pool. Standard and considerations The apartment is well maintained, has recently got newly sanded wooden floors and new countertop. Therefore, I want tenants who are tidy and respectful. Rules: - No smoking indoors - No shoes indoors - Fireplace used according to instructions - No party/disturbance - Furniture should not be moved - Damages reported immediately The neighbors are informed about rental periods and can notify if something should occur. This provides both you and me with extra security. - For reasons of hygiene and safety for the building, I can only rent to people who do not come from housing with suspected or confirmed presence of bedbugs. The tenant confirms this upon signing the agreement - The apartment is not specifically adapted for small children (open fireplace, original wooden floor, furniture that cannot withstand heavy use). Therefore, the residence is best suited for adult tenants - The tenant is financially responsible for damages or destruction of the property's interior, furniture, wooden floors, fireplace or technical equipment that occurs during the rental period and not due to normal wear and tear. Repair or replacement is covered by the tenant after documented cost. The property is suitable for: - Quiet, responsible adults - Commuters, temporary assignments, healthcare personnel or equivalent - People with good references - Those who want a quiet, comfortable, and central base in Oslo.
