Aromavägen, Simrishamn

Welcome to this very nice and fresh villa in a quiet residential area in Vik with both nature, the sea, and various activities around the corner. Among other things, Österlen's Golf Club's two courses are within comfortable walking distance. Just under ten minutes by car, you will find both Simrishamn and Kivik. The house was completely renovated a little over ten years ago and is in very good condition. On the ground floor, there is an open floor plan for the kitchen, dining area, and living room where there is also a cozy wood-burning stove for the dark autumn and winter months. There is also a bedroom with two single beds and a wardrobe. A bathroom with a shower, toilet, and washing machine is adjacent to the bedroom. A passage room leads out to a 25m2 large conservatory where there is a dining table for six people as well as a lounge corner sofa and a couple of folding armchairs. The existing gas heater makes it possible to use the conservatory even when it's a bit colder outside. It's actually my favorite room in the whole house. Upstairs there are two bedrooms, the larger room with a double bed also has a nice reading corner. The smaller bedroom has two single beds, which can naturally be pushed together if preferred. There is also a bathroom with a bathtub. Finally, there is a large desk where you can comfortably work from home. Fiber is installed in the house for fast internet connection for those working from home. In the garden, the main feature is the heated pool. It was renovated in the spring of 2026 with the addition of a cast end staircase, a new liner, and new technology managing the pool values automatically. The pool has a sliding roof to prevent accidents, retain heat, and keep it clean. If desired, you can also warm up year-round in the large spa bath that accommodates 6 people. Tall hedges and fences around make the garden very private and child-safe. Two separate wooden decks with seating groups around the house mean you can always find both stillness and/or shade. Park the car in the garage or on the driveway, which has space for two cars. The garage building also has a large insulated storage room where bicycles, golf clubs, etc., can be stored safely and conveniently. Here, you'll also find the tumble dryer and extra fridge and freezer if those in the kitchen are not quite sufficient. If you have children, there is a playground in the area just a few minutes' walk from the house. Schools are available in both Rörum, which is two minutes by car, or in Simrishamn, which is ten minutes away by car. School transport to Simrishamn stops just a few minutes' walk from the house. This is a home that is very easy to feel comfortable in. There is a possibility to rent the house "until further notice," but without access during the summer (exact time can be discussed) when we want access ourselves. This provides an opportunity for those who may have their own summer residence to spend the summer in, or if you want the freedom to travel during these months without having rent to pay.
