Welcome to my little semi-detached house in Färjestad. Here you live in a residential area with AC, a pool (open June-August), patio, and garden with a trampoline. Löfbergs Arena is just under 1 km away and Karlstad's city center is about 3 km from the house with nice walking and cycling paths along Klarälven. A grocery store is 500 meters away and parking for 2 cars is available on the property. The rent includes water/sewer and internet (fiber) 100 Mbit with a WiFi router. In addition to the rent, there are costs for electricity (network + electricity trade), waste disposal, fiber rental, and home insurance. Entry-level (half a flight up) Here is a bright living room with AC, a kitchen with a dining area, and two bedrooms. The smaller hall houses a guest toilet and the stairway leading to the basement. Basement level (accessible via a smaller staircase) Here is a living room, a bedroom with a 120-bed, a laundry room with a washing machine and dryer, and a large bathroom with double sinks, a shower, and a toilet. Patio and pool From the living room, you can reach the southwest-facing patio with seating under a roof. Built into the patio is a pool (about 3 x 6 meters, 1.25 meters deep) heated with solar panels, which means the swimming temperature can vary with the weather. Note that the pool is unfenced. The pool is open between June and August. Good to know The garden borders a road where traffic noise may occur. The staircase to the basement area is quite narrow and steep. A handrail is available. The TV is a Smart TV with streaming apps but lacks regular TV channels (linear TV).
